The brief was to create a modern extension providing valuable family space to the rear of this terraced property.

A brick wall that extends from the original back wall the full length of the new extension and the garden, formed of reclaimed London stock brick connecting the inside to the outside. This acts as a great feature to the new room, providing natural texture and a warm colouring to the space.

The rear wall is fully glazed and can be opened fully, further heightening the connection between the interior and the small garden.

A frameless glass rooflight is fixed between the old back wall and the new extension providing fabulous amounts of natural light into the new and old spaces.

The roof is designed as a simple flat slab that cantilevers beyond the new rear wall to provide cover from the elements and appears to float over the glazing below.

The stone flooring extends from the kitchen out to the small patio area with minimal slot drainage practically hidden from view.

Bespoke oak joinery was included in specific locations providing cover to the services and shelving space.

The new extension and the original kitchen was insulated to provide excellent thermal performance exceeding building regulations requirements making this a low-energy space. Underfloor heating is included freeing up the wall space whilst providing a comfortable ambient temperature throughout.
